Concerts in the Park
As summer approaches,
it's time to get together with friends and enjoy the
beautiful area in which we live. There's no better
way to enjoy the lifestyle which I call Paso Style than
the Concerts in the Park sponsored by each local
community. Each community has a slightly
differently style, but all are enjoyable evenings.
Paso Robles:
Twilight Concerts in the Park.
Each Friday evening throughout the summer, these
concerts are from 5:30 to 7:30 at the City Park Gazebo
downtown. Bring your lawn chair. Food and
Wine are available for purchase.
Atascadero:
Saturday in the Park
A fun and economical way to spend Saturday nights.
Excellent lineup and the Atascadero Lake Park is a great
location.
Templeton:
Concerts in the Park
If your looking for a mid-week break from the ho hums,
Templeton is the place to be on Wednesday nights.
Bring your lawn chair, bring your picnic goodies and
don't forget your favorite beer or wine. This is probably
the most relaxed, family friendly way to spend Wednesday
evening. |

Old Wine
I went down into my
cellar recently looking for some good character wine.
I found a bottle of 1998 Cabernet Sauvignon from Dark
Star Cellars. Eleven years of aging has done this
wine well. Tannin structures allowed this wine to
hold up well. Flavors of dried cherry and
raspberry. It was near perfect. All of the harsh
attributes of Cab were gone leaving some great flavor.
Norm Benson does make a
good wine. If you have experienced a good "Old

Some Definitions:
I've often said the
local Real Estate market is influenced by Short Sales
and Foreclosures. The terms Short Sale, REO,
Purchase Money, and Recourse are used often. These
may be terms that everyone is not familiar with.
So, it may be a good time to discuss the meaning of each
and what it means to the buyer and seller.
A loan is said to be a
"Purchase Money Loan" if the loan is used to
directly purchase Real Property. So why does this
make a difference? In California, Purchase
Money Loans are "Non-Recourse" loans. A
Non-Recourse loan means the lien holder's only way
of collecting on a bad loan is taking the property by
Foreclosure. The property owner is not liable if
the property value doesn't cover the lien.
So in the case of a Refinance Loan, the lien holder
(bank) has the right to sue the property owner for the
full value of the loan regardless of the property value.
This is know as a Recourse Loan.
Short Sale: When
a Real Estate sale takes place and the sale proceeds are
insufficient to pay off all existing liens against the
property it is known as a "short". This then is
satisfied by either the seller contributing additional
money to escrow or the Lien holder agreeing to take a
reduced payoff. Often banks will agree to a "Short
Sales" if the property's current value can be shown to
be less than the loan amount and a Hardship situation
(divorce, job loss, etc) can be documented. These
are more difficult if the property is not a primary
residence. In addition, if you are successful
getting the bank to agree to a short on a non-primary
residence there may also be tax consequences.
Properties which have
been taken over by Banks though Foreclosure or a Deed in
Lieu of Foreclosure are known in the banking trade as
Real Estate Owned (REO). The term REO has
become the common usage term to indicated Bank Owned
Properties for Sale.

Paso Style Barbeque Sauce:
The summer grilling season is quickly approaching.
So for me it's time to make my special BBQ sauce.
This is my own recipe which I'm willing to share with
all.

7 oz can Chipotle Peppers |
| 1/2 |
10 oz package dried prunes |
| 2 c |
Wine Vinegar |
| 1 tbs |
ground Cumin |
| 1 tbs |
Granulated Garlic |
| 1 tbs |
Coriander |
| 1 |
29 oz can Tomato Sauce |
| 2 tsp |
Powdered Mustard |

In a food
processor puree the Chipotle Peppers, Prunes, and a
portion of the vinegar to create the a puree.
In a large
sauce pan on low heat combine tomato sauce, pepper puree
(Warning, this is spicy, you may choose to reserve a portion
until you have tasted) ,
vinegar and dry ingredients. Simmer for 15 minutes. Store
appropriately, either by freezing or canning.
